How It Works
The calculator uses standard mortgage amortization math to break down your estimated payment:
- Home price and down payment: Enter the purchase price and your down payment as either a dollar amount or a percentage. The calculator derives the loan amount automatically.
- Interest rate and loan term: Enter your expected annual interest rate and choose a loan term (10, 15, 20, or 30 years). The calculator applies the standard amortization formula to compute principal and interest.
- Taxes and insurance: Enter your estimated annual property tax and homeowners insurance. These are divided by 12 and added to the monthly total so you see the real all-in payment.
- HOA dues: If your property has a homeowners association, enter the monthly fee. It is added directly to the monthly estimate.
